This P & D Kay Constructions custom design home is located in the historic township of Morpeth in the Hunter Valley. Clever design allows this new home to fit in beautifully with the existing streetscape but it’s the high level of finishes throughout that make this home really special. This luxurious split level home is a generous 704 square metres in size with extensive garaging under to the rear of the property and beautiful riverside country views from the spacious raised deck.  With 4 large bedrooms, a separate study, 3 bathrooms, separate laundry room, home theatre room and a large open plan living and dining space this home has it all.

Sloping Block Design

This new home has loads of street appeal and captures your attention with it’s grand façade as you drive past. To maximise use of the block, the home was cleverly designed to suit the natural downward slope of the land.

Exterior Product Selections

On the exterior, weatherboard cladding and double hung windows were chosen to ensure the new home blends in with the existing streetscape. The colorbond metal roof, guttering and fascia are all in woodland grey.  Paintwork was completed by Todd Lantry Master Painters & Decorators with warm grey and lime white paint colours chosen to give the home a modern look.

The large posts and timber fretwork is a lovely feature on the front verandah and the natural stone custom made planter boxes look great against the light grey weatherboards.

The grand entrance to the home from the outside is impressive, the front door is from the Illusion range from Hume Doors XIL23 and features Africana glass which looks great and adds privacy from the street.

The entrance hall inside is equally as impressive, with it’s wide marble tiled hallway and feature pendant light.

The rear deck ceiling was clad in Western Red Cedar pre-finished lining boards creating a warm and inviting space to entertain whilst overlooking the river.

The outdoor living space has everything you could possibly ever need for entertaining.  There is an outdoor kitchen with a built-in bbq and ducted rangehood above, lots of built-in storage, two bar fridges, a wall mounted television and a sink complete with stone splashback.

The garaging in this home is all underneath the home to accommodate the naturally sloping block.  The garage has a workshop area, a man cave and ample storage for vehicles. The garage doors in a light cedar finish were supplied and installed by Hunter Valley Garage Doors.

 Interior Features

The interior of the home is painted in a light grey shade which looks great against with the natural stone and timber which is used extensively throughout the home. Timber features include custom made feature shelving in the living room, island bench counter top, timber staircase, timber top vanities in two of the bathrooms and timber doors and windows facing the rear of the property from the main living room and dining area.  The kitchen also features a strip of timber on the bottom of the overhead cupboards.

Bathrooms

In the main bathroom a bold hexagon feature wall of tiling in multiple grey and white tones draws your attention to the freestanding bathtub.  The timber top vanity with above counter basins and hexagon shaped mirror complete the look.

We love how the home owners have chosen to repeat the same rippled glass you see on the front door for the shower screens in all three of the bathrooms.

The spacious ensuite bathroom features the same timber top vanity and has double above counter basins and the hexagon tile runs up the wall for maximum effect. The third bathroom has grey and white tiles throughout with a round mirror featuring rippled glass.

Kitchen

The kitchen was designed and installed by Valley Kitchens and it looks amazing. The main feature of the kitchen is the beautiful Neolith Estatuario stone. The timber overhang on the island bench is also a lovely touch. There is an abundance of storage and bench space in the main kitchen and there is also a large butlers pantry.

The feature lighting over the island bench is just perfect for the room and the soft led lighting under the overhead cupboards highlights the stone splashback beautifully. Eagles Plumbing supplied all of the tapware, sinks, vanities and above counter basins.

Flooring

Gorgeous hardwood Blackbutt timber floors were installed to the main living areas of the home.

High quality plush carpets were chosen for the bedrooms and home theatre room.

Heating & Cooling

The home features ceiling fans throughout, with a wide span high air flow fan installed in the main open plan living and dining space.

Ducted air conditioning was installed for the warmer months of the year and the main open living space features a beautiful gas fireplace clad in natural stone to match the planter boxes on the front verandah. A gas fireplace was also installed in the main bedroom for comfort.

The outdoor entertaining deck overlooking the back of the block has amazing views of the riverfront and surrounding farmland.
